Made for the phone

Built for your phone, not a desktop dashboard.

Most property software is a web tool with a phone app bolted on. Gault was built for the phone from the first screen — add a property, build a lease, log an expense, or approve a maintenance request from the couch. Your tenants pay from their phone; you run everything from yours.

How it works

From download to rent in your bank, in an afternoon.

Step one

Add your properties

Enter your properties and units, attach existing leases or build new ones, and connect your bank through Stripe. Your first property is free, so you can set everything up before paying a cent.

Step two

Invite your tenants

Each tenant gets an email invite to their own portal. They link a bank account once, then pay rent, sign documents, and submit maintenance requests from their phone.

Step three

Rent arrives on its own

Tenants pay by ACH and the full rent deposits directly to your bank. Gault tracks every payment against the ledger, so you always know who's paid and who hasn't.

Who it's for

Made for landlords who manage it themselves.

If you own one rental or ten and you handle everything yourself — no property manager, no middleman — Gault was built for you. Most property management software is built for companies with hundreds of units, then stripped down and resold to you at the same price.

Gault started the other way around: built for the landlord with a day job, a few doors, and no patience for software that gets in the way.

What you won't find here
Percentage-based fees — pricing is flat
Ads in your dashboard — you're the customer
Upsells to your tenants — no insurance pitches
Annual contracts — cancel anytime
Feature tiers — everyone gets everything
From the founder

Built by a landlord, not a software company.

Gault is made by TB Group LLC, founded by Tyler Benninghoff. After six years managing my own rentals, I got tired of property software built for management companies with hundreds of units — then sold to people like me at the same price and the same complexity. So I built the one I actually wanted: it does the basics — rent, leases, maintenance, the ledger — exactly right, and leaves out everything you'd never touch.

What's included

The complete toolkit. No add-ons, no upsells.

Rent collection

Get paid directly to your bank

Tenants pay by ACH bank transfer through a secure portal. Funds deposit automatically to your connected bank. No chasing checks.

Lease management

Create, send, and sign leases

Build leases from scratch or upload your own. Send for legally binding e-signature through SignWell — the same platform used by thousands of real estate professionals. Track renewals and move-outs, all stored automatically.

Maintenance

Tenants submit, you track

Tenants submit maintenance requests through their portal. You get notified instantly and can track from open to resolved.

Financial reports

Know your numbers

Monthly and yearly P&L reports with expense tracking and property-level breakdowns. Export to PDF for your accountant.

Tenant portal

A portal your tenants will actually use

Tenants get their own login to pay rent, submit requests, and view their lease. No paper, no Venmo, no back-and-forth texts.

Investment tracking

See your return, not just your revenue

Track purchase price, mortgage, and cash-on-cash return for each property. Know whether your investment is actually working.

Where the money goes

Every dollar, accounted for.

Most platforms take a percentage of your rent or bury fees in fine print. Gault charges your tenant a flat $2 per payment — and you receive every dollar of rent, every time. The math never changes, whether rent is $600 or $6,000.

We don't process payments or signatures ourselves. Rent moves through Stripe — the same infrastructure used by Amazon, Lyft, and thousands of banks. Your tenants' bank credentials never touch Gault's database, and all data is encrypted at rest and in transit.
